东莞理想0769家园总用地32.8998公顷,其中北区占地面积为8.3738公顷。
The total site area of the project, Dongguan Ideal 0769,is 32.8998 hectare. The north part of it holds the area of 8.3738 hectare.
小区位于万江区四环路西侧,万道路北侧,东南侧与华南MALL隔桥相望;大型的商业、休闲、娱乐空间为小区居民提供了良好的外部景观和更多的活动空间。
This residential locates on the north side of Wandao road and the west side of the 4th ring road of Wanjiang district. On its southeast part, famous Southchina Mall can be seen through a bridge sitting between them. There are large shopping malls, varies restaurants and interesting entertainment clubs in Southchina Mall complex, supplying people in this residential a vivid and quite convenient environment.
在整体规划中:强调建筑与环境的融合,打造“健康、休闲、活力”的亲水社区。
In this residential planning, we tried to merge building into environment, creating a “healthy, comfortable, vivid” and with water surrounded neighborhood.
整个居住区分南北两大区,南区又通过区内道路分为B、C、D三区,使各区规模适中,又便于实施过程中分期开发。
Residential are divided into south and north part, with the south part is again divided into B,C,D block. It makes the scale medium properly, and step by step,  the development can be block by block in this way.
南北两大分区通过中心景观带及水系联系在一起,使整个居住区围绕着中心景观轴线及水系展开。
The south part and north part can be connected by the central landscape system and a water system. It concentrates the whole residence.
中心景观轴线西侧布置各类球场,结合运动型会所,形成一条运动主题大道,为居民提供健康休闲的绿化场所。水系贯穿全区,将各院落连成一体,多元化多层次的水景,功能景观并重,打造亲水人家。
On the west side of the central landscape system, we arranged a series of playgrounds and all kinds of sport clubs. It forms a green sport theme street, supplying people of the residence a new healthy service. There is also water flowing through whole residence, connecting each units. The multifarious water design makes the residential fresh, healthy and graceful.
水系及中心景观轴线围绕着多个以南北向为主、 9至11层板楼围合成的独立院落,使小区居民既有大庭院,又有自己的小庭院。在空间上各有归属,在景观上更是变化丰富。
There are several building groups surrounded by 9 or 11-floor, south-face condos in the residential. The water and landscape system go around of them, and separate gardens appears inside each group. It makes the residence space variegated and interesting.   
设计中将区内区外道路标高作竖向变化,既使居住区道路分别于城市道路,又使庭院分别于居住区道路。道路与庭院的高低起伏间,更好的实现了人车分流,动静分区,并在景观上更加别具一格。
The roads inside the residential sit on different levels with the outside. It makes its road system more efficient, convenient, clear and safe, separating different kinds of traffic keeping the quiet area from noisy, and creating a changeable fun outside space.
整个小区景观自然流畅有主有次,有分有合,结合现代雅致的建筑形式构成了城市一道美丽的风景线。
With the delicate landscape design, the fluent water system, the open and close space and natural architectural style, the residential is becoming a beautiful landmark of the city.
户型设计选择以南北向板楼户型,并在每个单元顶层与底层变维处理,兼顾功能与个性。在首层及顶层设置了变维的CITYHOUSE。其中首层入户设单独出入口,并设自家独立小院,形成与住宅同处一楼,体系完全分开的全新居住产品。
In architectural design, we chose more south-face styles, and did floor plan changes to be a kind of CITYHOUSE at first and top floor. It creates unique suite usage and characteristic appearance. We designed separate entrance and yard for the first floor suites, creating a combine-separate new product on the real estate market.
建筑造型追求宜人尺度,色调高雅、材料自然、风格清新。针对立面风格要求,在外装修材料选择上,以面砖及无色透明玻璃为主,局部铺以石材、木材、钢架、铝板,顶部采用结构框架处理。整体造型注重各楼体边单元的组合体形空间,突出现代建筑自由动感的形体特征。
In the elevation design, we pursued personal scale, graceful color, natural materials and fresh graceful style. We used brick and natural glass partially combined with rock, wood, steel and alliums in the building elevation design. We focused more on side and corner units body design of each building, stressing freedom and fluency in modern buildings design.
