南京“硅巷”模式下的初代高层改造

BACKGROUND


中国电子南京信息大厦位于南京市鼓楼区建宁路,距离南京站仅两站地铁,7、9号线(在建)钟阜路站双地铁覆盖。大厦自2006年建成以来便是鼓楼区建宁路标志性建筑,被誉为中央门商圈的一部分。如今这座建筑经历了一些老化和损耗,包括墙面裂痕、老旧的内部装修和设备以及其落后的业态规划,已无法实现城市核心区域价值。

The China Electronics (CEC) Building is located on Jianning Road in Gulou District, Nanjing, just two subway stops from Nanjing Station, and is covered by dual subway lines 7 and 9 (under construction) at Zhongfu Road Station. Since its completion in 2006, the building has been a landmark on in Gulou District and part of the Zhongyangmen business district. However, the building has experienced aging, including wall cracks, outdated interior decoration and equipment, and obsolete business planning, making it unable to realize its value in the core urban area.

2019年,南京市提出发展城市“硅巷”、建设创新名城的重要目标。“硅巷”一词来源于纽约曼哈顿,是一个由互联网与移动信息技术企业集中而形成的无边界科技园区。它与硅谷的区别在于,硅谷是在城市边缘区建设的具有完整高端服务配套的科技创新园区,而硅巷是以中心城区的存量空间更新为主的创新科技产业集聚街区。

In 2019, Nanjing proposed the development of urban “Silicon Alleys” and the construction of an innovative city as key goals. The term “Silicon Alley” originated in Manhattan, New York, and refers to a boundaryless tech park formed by a concentration of internet and mobile information technology companies. Unlike Silicon Valley, which is a high-tech innovation park built on the urban periphery with comprehensive high-end service facilities, Silicon Alley focuses on renewing existing urban spaces in central city areas, forming clusters of innovative tech industries.

基于此,万谷企业管理集团委托COLORFULL昱景设计团队对大厦进行全面升级改造,打造SCSA智慧城市硅谷。本次项目不仅仅是一次单纯的翻新,更重要的是,这座100米高的改造项目为南京“硅巷”模式下的城市更新风潮树立了新的典范。

Based on this, Wangu Enterprise Management Group commissioned the COLORFULL design team to undertake a comprehensive upgrade and renovation of the building to create Smart City Silicon Alley (SCSA). This project is not merely a simple renovation; more importantly, this 100-meter high renovation project sets a new benchmark for urban renewal under Nanjing’s “Silicon Alley” model.

百米高层建筑可持续性再生

RENOVATION


延长建筑物的使用寿命是一项具有社会和经济益处的可持续战略。南京中电信息大厦改造项目在建筑主体结构不变的情况下,以最小的干预度进行改造升级,赋予建筑全新的生命周期。

Extending the lifespan of buildings is a sustainable strategy with both social and economic benefits. The renovation project of the Nanjing CEC Building, while preserving its main structure, involves minimal intervention to upgrade and transform the building, giving it a new life cycle.

原建筑包含约22,000立方米的混凝土,保留了近85%,最大限度地减少了资源和能源的消耗,大大降低了碳排放。同时,通过重复利用现有材料和基础设施、减少拆除和新建,节省了大量成本。

The original building contains approximately 22,000 cubic meters of concrete, of which nearly 85% was retained, minimizing resource and energy consumption and significantly reducing carbon emissions. Additionally, by reusing existing materials and infrastructure, and minimizing demolition and new construction, significant cost savings were achieved.

为了将原酒店改造为办公楼这种具有公共特性的建筑,设计优化室外人车动线,提升了通行的便利性,并改善室外活动广场、休息区和景观等基础公共空间设施,以应对周边使用群体的不同需求。

To convert the original hotel into an office building with public characteristics, the design optimized the outdoor pedestrian and vehicular routes to improve traffic convenience, and enhanced basic public space facilities such as outdoor activity plazas, rest areas, and landscaping to meet the diverse needs of surrounding users.

艺术灯柱作为园区向外界展示的标志性景观,同时通过阵列的艺术灯柱界定与城市道路的边界,在无界的状态友好地融入城市;

Artistic light pillars serve as iconic features showcasing the park to the outside world. They define the boundary with city roads, blending seamlessly with the city in a friendly manner.

原本厚重的围墙结合灯光设计,提升了围墙的通透感,使得园区与周边环境更和谐,在开放状态中拥有自己的领域感。

The originally heavy walls, combined with lighting design, enhance the transparency, making the park more harmonious with its surroundings and providing a sense of territory in an open state.

ADAPTIVE REUSE


SCSA智慧城市硅谷依托中电熊猫集团在智慧城市建设领域的龙头牵引优势,联合江苏省照明协会,聚焦数字经济赋能,引入高质量火种企业。

The SCSA leverages the leading advantage of the China Electronics Panda Group in smart city construction. In collaboration with the Jiangsu Lighting Association, it focuses on empowering the digital economy and introduces high-quality seed enterprises.

低区裙楼众创空间为初创企业提供一站式企业服务,让办公更省心,让工作更高效。塔楼中区充分发挥企业孵化器的功能,辐射更多标杆性企业和优秀的创造者,促进产业和人才聚集。100米的塔楼拥有全方位的绝佳视野,所有空间直接与外部环境相连,最大化景观视野,为高区总部办公营造出独特的领域感。

The lower-level podium provides a co-working space tailored for startups, providing comprehensive enterprise services to streamline office operations and enhance productivity. In the mid-level of the tower, business incubators are fully leveraged to attract benchmark enterprises and top-tier creators, fostering industry and talent aggregation. Rising 100 meters high, the tower boasts panoramic views, seamlessly integrating all spaces with the surrounding environment to maximize scenic vistas, thereby establishing a distinctive domain for high-level headquarters offices.

共享微社区

Shared Micro-Community


在内部增设多种公共功能空间:裙楼首层设有咖啡吧、健身房、便利店等基础服务空间以及多功能会议室、接待室等公共功能空间,通过灵活的空间类型,为使用者提供了一种基于活动的工作场所(Activity-based Workplace)。

Various public functional spaces are added internally: the first floor of the podium includes essential service spaces such as a coffee bar, gym, convenience store, as well as public functional spaces like multi-functional conference rooms and reception rooms. These flexible space types offer users an activity-based workplace.

重新梳理和整合原建筑平面,将南北入口空间相连通,电梯厅与咖啡吧相连通,形成两条开放的空间轴线,使人们的动线更加便捷高效。

The original building plan is restructured and integrated to connect the north and south entrance spaces, and link the elevator hall with the coffee bar. This creates two open spatial axes, making movements more convenient and efficient.

引光入室

Bringing Light Indoors


原低区裙楼空间进深很深,布局较为封闭,采光情况也亟待改善。通过照明设计,灯光膜、投光顶等方式引光入室,消除空间中心区域的黑空间,为人们提供一个充满光明、激发灵感的工作空间,以创造舒适的工作环境。

The original podium spaces had deep floor depths and relatively closed layouts, with poor lighting conditions that needed improvement. By incorporating lighting design elements such as light membranes and projecting ceilings, natural light is brought indoors, eliminating dark areas in the center of the space. This creates a bright and inspiring workspace, fostering a comfortable working environment.

此次改造不仅延续了南京信息大厦的历史价值,还通过创新设计和可持续性再生,赋予其全新的生命周期。项目在减少资源消耗和碳排放的同时,优化功能布局,引入高质量企业,提升公共空间,成为城市更新和高层建筑再生的典范,助力南京智慧城市建设。

This renovation not only preserves the historical value of the CEC Building but also gives it a new life cycle through innovative design and sustainable regeneration. The project reduces resource consumption and carbon emissions, optimizes the functional layout, introduces high-quality enterprises, and enhances public spaces. It serves as a model for urban renewal and high-rise building regeneration, contributing to the development of a smart city in Nanjing.
