In an effort to address housing concerns throughout the city, New York City held the adAPT NYC Competition in search for a micro-unit apartment building that would be developed into a new housing model for the “small household population”. The winner and five finalists were announced earlier this week, revealing a sharp focus on consolidating various living areas to save space and resolving to give multi-functionality where ever possible. There is also an emphasis on community in each of the proposals, making up for the small units with more public amenities within the building.
Pocket Living and BFC Partners with Rogers Stirk Habour + Partners and Alexander Gorlin Architects produced a proposal for a ten story building with 75 micro-units that are modular and straight forward and come in three varieties. The units range from 240 to 350 square feet and accommodate 1 to 2 people. With large windows throughout the facade, the apartments get substantial exposure to sunlight and expansive views of their neighborhood, which may also visually expand the size of the apartment.
Hamlin Ventures LLC, Forsyth Street Advisors LLC, Rogers Marvel Architects, and Future Expansion Architects teamed up to produce Tandem, an 80-unit building that strives to provide more amenities for residents than a traditional building. Units range from 265 to 300 square feet and have community spaces for professional meeting spaces, a music practice room and art studio, a dining room, lounge, roof garden, yoga studio, bicycle parking and laundry.
Studio House, designed by the Durst Organization and Dattner Architects, includes 60 units of approximately 303 square feet and includes additional public amenities for its residence. Studio House offers a rooftop terrace, a lounge, a gym, a co-working space and storage.
Blesso Properties & Bronx Pro Group LLC, HWKN, and James McCullar Architects proposed Max, a building with 7,500 square feet of amenities and public spaces. Their proposal includes a communal kitchen, climbing wall, gym, a deck, a library, and a vegetable garden. That is coupled with an additional 6,000 square feet in the basement and ground floor for retail and community use.
CO: Compact, Connected, Complete, proposed by Jonathan Rose Companies, Curtis + Ginsberg, Grimshaw, Scape, and Life Edited, has 60 units of 303 square feet each with three configuration options. The units each have their own balconies, in addition to the community space which features a product lending library.
The winner of the competition Monadnock Development LLC, Actors Fund Housing Development Corporation, and nARCHITECTS, proposed 55 units ranging from 250 to 370 square feet, designed using prefab modules, to be manufactured locally at the Brooklyn Navy Yard by Capsys. The building will rise at 335 East 27th Street in Manhattan, slated for completion by September 2015, and will provide residents with a rooftop garden, lounges on individual floors, a deck, a multi-purpose communal lounge, a laundry room, bike storage, general storage, a cafe and fitness room. The apartments will be rent stabilized with 40% of the apartments set aside as affordable. |
